What does the renovation obligation involve?

If you buy a home or apartment with EPC label E or F, you are required to bring it to at least label D within a set period. You prove this with a new EPC certificate after the work.

So this is not optional advice, but a legal obligation tied to the transfer of the property.

Good to know: the rules tighten steadily over the coming years. Always check the current conditions with the Flemish energy agency for your specific situation.

Within what period must you renovate?

A six-year period runs from the date of the authentic deed. Within that time you must upgrade the property and be able to demonstrate the better label.

Six years sounds like a lot, but a well-considered full renovation takes preparation, good planning and the right order of work. Starting in time avoids stress and rushed work.

Who does the obligation apply to?

The obligation applies to new owners who acquire a property with label E or F in full ownership. That is broader than you might think:

  • A classic purchase of a house or apartment.
  • A donation or a division in an inheritance.
  • Second homes and holiday properties.

What if you do nothing?

If you do not reach the minimum label or there is no valid EPC, you risk a fine. It can range from 500 to 5,000 euros depending on the situation.

More importantly: the obligation does not disappear after a fine. You will still have to upgrade the property.

Are there exceptions?

Yes. Protected monuments and properties listed in the established inventory of architectural heritage may be exempt. Not sure whether your home qualifies? Have it checked thoroughly in advance.

From label E or F to D: how to tackle it

The biggest gain usually lies in a handful of targeted measures. In practice, we look first at:
